These general conditions apply to all reservations and stays at Molino Río Alájar. By completing the reservation, the Customer declares to have read, understood, and accepted these conditions.

1. Accommodation holder's details

2. Definitions

For the purposes of these terms and conditions, the following terms shall have the meanings ascribed to them:

  • Headline Río Alájar SLU, which operates under the trade name Molino Río Alájar.
  • Customer The natural person making a booking in their own name or on behalf of third parties.
  • Accommodation one or more of the following rural houses managed by the Owner: Casa El Águila, Casa El Búho, Casa El Conejo, Casa La Cigüeña, Casa La Tortuga, Casa La Zoya and Casa Bella Vista Zufre.
  • Booking: the contract between the Owner and the Client for the rental of accommodation for a specified period.
  • Farm The Finca Cabezo del Molino property, including the outdoor communal areas, the swimming pool, and the sports facilities.

3. Booking formalisation

The reservation will be considered confirmed once the Client has requested it in writing or via the online booking system, the Owner has confirmed it, and the deposit has been received within the established timeframe.

The customer making the booking must be over 18 years of age and will be jointly and severally liable to the payment holder for the total amount and for compliance with these terms and conditions by all persons included in the booking.

The Holder reserves the right to refuse a booking without providing a reason.

4. Prices

All prices are expressed in euros and include 10% VAT%, unless otherwise stated. The current rates are published on the page Prices and Availability from the website.

Additional expenses, such as the tourist tax (if applicable) and any supplementary services or activities booked on-site, will be billed separately.

The Holder reserves the right to correct obvious typographical or calculation errors that may appear in the published prices.

5. Payment

5.1 Deposit

At the time of booking confirmation, the Client shall pay a deposit equivalent to 25% of the total booking amount. The booking shall only be definitively confirmed upon receipt of said deposit.

5.2 Payment of the balance

The remaining 75% must be paid no later than one (1) month before the arrival date. If the booking is made less than one month before arrival, the full amount must be paid in full at the time of booking.

5.3 Payment method

Payments will be made by bank transfer to the account indicated by the Holder at Banco de Santander, in the name of Río Alájar SLU, or via the website's online payment system. Any bank charges will be borne by the Customer.

5.4 Consequences of Non-payment

In case of total or partial non-payment within the established deadlines, the Holder may cancel the reservation. In this case, the deposit already paid will not be refunded.

6. Cancellation by the Client

Cancellations must be communicated in writing (by email to info@molinorioalajar.comThe date of receipt of the cancellation will determine the amount of the refund.

The following cancellation conditions will apply:

  • The% 25 deposit will not be refundable under any circumstances.
  • In the event of cancellation within the week following full payment, 75% of the amount paid will be refunded.
  • In case of cancellation between 3 and 2 weeks before the arrival date, 50% of the booking amount will be refunded.
  • In the event of cancellation between 2 weeks and 8 days before the arrival date, 25% of the booking amount will be refunded.
  • In the event of cancellation less than 8 days before arrival, no refund will be issued.
  • In the event of early departure or no-show, no refund will be given.

The Holder expressly recommends the Customer to take out cancellation and/or travel insurance.

7. Modification or cancellation by the Holder

In exceptional circumstances (for example, force majeure or inability to use the accommodation due to damage or breakdown), the Owner may modify or cancel a reservation. In such a case, the Owner will offer, whenever possible, an equivalent alternative. If the Client does not accept the proposed alternative, the amount paid will be fully refunded, and any other compensation will be excluded.

8. Arrival, departure and minimum stay

8.1 Arrival and Departure

Check-in time: between 4:00 PM and 7:00 PM. Arrival outside of these hours will require prior written agreement.

Check-out time: 10:00 AM on the day of departure when new guests are arriving on the same day. When no new guests are expected, a later check-out may be agreed upon.

8.2 Minimum stay

  • Usual minimum stay: 2 nights.
  • Bank Holidays and Easter: 3/4 nights.
  • Easter: 3/4 nights.
  • July and August: minimum 7 nights.
  • Christmas: 3 nights.

9. Use of accommodation

The Client undertakes to use the accommodation and the estate with due diligence, to respect the natural environment and not to disturb the rest of other clients.

The maximum number of people authorised to stay will be as indicated and confirmed at the time of booking. Overnight stays by additional persons will not be permitted without the prior written consent of the Owner.

The holding of parties or events with external guests will not be permitted, except by prior and express written agreement with the Owner.

Damage caused to the accommodation, furniture, or property must be reported to the Owner immediately and will be charged to the Guest, unless the Guest can prove that the damage is not attributable to them or their companions.

Upon departure, the accommodation must be left clean and in a condition similar to that at the start of the stay. Any items from the inventory that are missing or damaged will be charged to the Client.

10. Pets

Molino Río Alájar is a pet-friendly accommodation. Pets are allowed, provided their presence has been announced at the time of booking and confirmed in writing by the Owner.

The Client is fully responsible for their animal's behaviour and for any damage or nuisance it may cause. Animals must be kept on a lead in communal areas and are not permitted in the swimming pool or its surrounding terraces.

11. Pool use

The swimming pool (5 × 10 metres) is open from April 1st to October 31st, subject to weather conditions, and is for shared use among the six country houses on the estate. The pool is fenced and has an access gate.

The use of the swimming pool is at the sole responsibility of the Client. The Owner shall not be liable for any accidents or injuries that may occur during its use.

The following rules will apply:

  • Maintenance is carried out daily. The mechanical system may not be handled by customers under any circumstances.
  • Before entering the water, you must use the shower to rinse off any dirt from your feet and excess sun cream.
  • The available net can be used to remove floating leaves or insects.
  • Children should go to the toilet before bathing.
  • It is forbidden to throw stones, gravel or other objects into the water. Floating toys must be removed overnight or when not in use, so as not to damage the filtering system.
  • Children who cannot swim must remain under direct adult supervision at all times and use armbands or other suitable flotation devices.
  • The use of glass or fragile tableware is not permitted in the pool area.
  • Parasols must be closed when not in use to prevent damage from gusts of wind.
  • No mattresses, bedding, blankets, cushions, or indoor furniture will be permitted in the pool area.

12. Other facilities

During their stay, guests may make use of the estate's other facilities, such as the tennis court, the football and basketball area, the bowls area, the children's sandpit, the children's pool, the table football, and, upon request, the vegetable garden and additional firewood for the fireplace.

The use of these facilities is at the Client's own risk. Minors must be supervised by an adult at all times.

13. Active Tourism Activities

All Active Tourism services promoted on the website (hiking, cycling, birdwatching, guitar lessons, tennis lessons and similar) are provided by independent, specialised companies that comply with Article 21 and subsequent of the Decree 20/2002, of 28 January, on Rural Tourism and Active Tourism (Andalusia).

The Holder acts, for these purposes, exclusively as an intermediary and is not liable for the execution of such activities or for any damages or injuries arising from them. The conditions and insurance policies of the service provider company shall apply.

14. Responsibility

The Holder shall not be liable for:

  • loss, theft or damage to the Customer's personal belongings;
  • accidents, injuries or damages resulting from the use of the accommodation, the grounds, the swimming pool or any other facilities;
  • interruptions or incidents in supplies (water, electricity, internet) beyond the Holder's control;
  • damage arising from weather conditions, natural phenomena or other cases of force majeure;
  • damage arising from acts or omissions of third parties, including companies providing Active Tourism activities.

The Holder's eventual liability shall be limited, in any event, to the amount actually paid by the Customer as a deposit.

The Client will be responsible for any damage caused by them, their companions, or their pet to the accommodation or the property.

15. Force majeure

Force majeure shall be understood to include, but not be limited to, war, natural disasters, pandemics, governmental measures, strikes, fires, floods, and other external causes beyond the Controller's control. In the event of force majeure, the Controller may terminate or amend the contract without any obligation to pay compensation, except for the eventual reimbursement of services not rendered.

16. Privacy and personal data

The processing of personal data will be carried out in accordance with the General Data Protection Regulation (GDPR) and Spanish data protection legislation. Personal data will be used exclusively for the execution of the booking, the fulfilment of legal obligations (including mandatory communication to authorities) and, with the Client's consent, for commercial communications.

The Customer may, at any time, exercise their rights of access, rectification, erasure, restriction, portability, and objection by sending an email to info@molinorioalajar.com. More information in the website's Legal Notice.

17. Claims

Any claims relating to the accommodation or services provided must be communicated on-site and as soon as possible directly to the Owner, in order to offer a solution. Claims that have not been communicated on-site cannot be processed subsequently.

If the claim cannot be resolved satisfactorily on-site, the Customer will have 14 days from departure to submit a written claim via info@molinorioalajar.com.

18. Applicable legislation and jurisdiction

These general terms and conditions and any reservations made shall be governed by Spanish law. Disputes arising from or related to the reservation shall be submitted to the competent courts and tribunals of Huelva (Spain), notwithstanding any mandatory rights recognised for consumers under European regulations.

19. Final Provisions

If one or more provisions of these terms and conditions are declared void or voidable, the remaining provisions shall remain in full force and effect. The void or voided provision shall be replaced by a valid one that reflects, as far as possible, the purpose of the original provision.

The Holder reserves the right to modify these general conditions. For existing bookings, the conditions in force at the time of their confirmation will apply.

In case of a discrepancy between the Dutch version and any version translated into another language, the Spanish version shall prevail.
